Board Member Attendees: Jeanne Yazinski (President), Andy Horne (Vice President). Dexter Blois-By Phone (Treasurer), Mike Pastor (Secretary), Heather Peery (Community Oversight Chair), Tera Pauley-By Phone

Board Members Absent: None

We still have a vacant Board Member position from Matt Gillis’ resignation.

Resident Attendees: None

Jeanne called the meeting to order at 7:07 PM. This meeting was audio recorded by Mike to aid minutes preparation.

Secretary’s Report

        Mike sent the Minutes of the December 2nd Board Meeting via e-mail to the Board Members Sunday evening, 01/05/25.  Heather moved that we accept the Minutes and Andy seconded the motion.  It was unanimously approved.

Treasurer’s Report

        We reviewed the Treasurer's report for December 2024

Account Balances, as of 12/31/24

Checking $ 2,779.00

Savings   $    35.28
Fidelity    $30,299.25 (Money Market)

  • Dexter highlighted the fact that we still have the original $30,000 of principal that was originally transferred to the Fidelity account in March ’23 and are continuing to earn significant interest compared to the Savings account as we had been.
  • The interest earned over the 21 months of $2,700 is all we transferred.
  • The cost of the new well was $20,915 and irrigation repairs were $3,471 for combined total of $24,386.  Only $2,000 of this was budgeted for 2024.  By utilizing the funds in the Savings account and interest earned, we were able to cover the unexpected overage of almost $22,400 without touching the $30,000 that was originally transferred to the Fidelity Money Market account.  We are proud of the fact we did not need a special assessment to cover these necessary and unexpected additional expenses.
  • Mike made a motion to approve the Treasurer’s Reports and Jeanne seconded it.  The Board unanimously approved it.

Community Oversight Committee’s Report

Irrigation System was inspected today. Only 1 sprinkler head was damaged and replaced.  Invoice was received and will be forwarded to Dexter shortly.

For Sale – Prospective Buyer Inquiry

Prospective buyer for Walkerton Ct house read the Covenants, Conditions, and Restrictions (CC&Rs)’s and has asked about tree removal.  She wants to remove the two oaks in the back yard for a pool and the large (type unknown-not oak) in the front yard, leaving the crepe myrtles.  Heather told her she needed to get City approval and pool plans must be submitted to the H.O.A. for approval.

County Grant: 

Grant Application was previously tabled until Spring.

Old Business

          New H.O.A Board Certification Regulations:

  • Dexter, Jeanne, Heather and Mike have taken certification courses.  Mike will maintain a file of Board Member Certification.  Andy & Tera still need certification.
  • 2025 Annual Meeting Monday, March 10, 2025 (changed from Mar. 03). Confirmed with Pastor Mike at Cornerstone Community Church a half mile away @1333 E Crown Point Rd. Current board members have agreed to serve on the Board another year.  Dexter would like to begin training someone to take over as the Treasurer in the future.  We have the open position that needs to be filled.
