Board Meeting Minutes from 5 February 2024

 February 5, 2024
(On-Site Meeting at 1678 Victoria Way-Jeanne Yazinski’s House)

Board Member Attendees: Jeanne Yazinski (President), Tera Pauley (Vice President) Dexter Blois (Treasurer), Mike Pastor (Secretary), Heather Peery (Community Oversight Committee Chair), Matt Gillis.

Board Members Absent: Martin Isales.

Resident Attendees: None

The meeting was called to order at 7:00 PM. This meeting was audio recorded by Mike to aid minutes preparation.

Secretary’s Report

        The January 8, 2024, Board Meeting Minutes were not created prior to this meeting (They were sent via e-mail to all Board Members on Sunday, 02/05/24 for review and will be approved at the next meeting which will be the Annual Meeting on 03/11/24).

Treasurer’s Report

        Dexter sent the Month Ending 01/31/24 Account Balances of:

Checking:   $28,248    Savings:   $13,535      Fidelity (Money Mkt):   $31,313

All homeowners except 7 have paid the 2024 dues.  Late fee invoices have been sent.  Two of those that have not paid have also not paid the 2022 and 2023 dues and continue to accrue late fees and interest.  These are being monitored and liens will get filed and legal fees assessed, which will also be charged to those homeowners.

Mike made a motion to accept the Treasurer’s Report and Jeanne seconded the motion. It was approved unanimously.

Community Oversight Committee – Heather Peery

ARB REQUESTS RECEIVED/APPROVED:

  • 1673 Tree Removal due to their tree roots breaking into their waste pipe that goes to the city sewer system.

VIOLATIONS:

▪1567 Victoria Wy - Fence gate needs replacement-rotted

▪1520 Cashiers – Beds need weeding
▪1609 High Hampton – Basketball Hoop being left out.569 Victoria Wy
▪1569 Victoria Wy – Improper fence style – Fence type corrected by converting it to board-on-board style.
▪1637 Malcolm Point Dr – Needed to pressure wash sidewalks cleaned and applied Wet & Forget.
▪Code Enforcement came to evaluate a perceived abandoned vehicle, however they considered it to be not derelict enough.

 

YARD OF THE MONTH: Does not get awarded in January

wELL and Pump replacement for IRRIGATION SYSTEM:

▪ The new well was drilled in the desired location past the east end of the wall. They bored 200 feet deep and installed a 150-foot casing.  Mrs. Miller is removing some plants that we can use to conceal the above ground pump.

▪ The electricians are coming Monday (next week on 02/12/24).

▪ Then Water Works will come back to connect the pump and hook up to our irrigation system.

ELECTRICAL: LANDSCAPE LIGHTING:

Heather suggested we accept the lowest bid of $175 to troubleshoot to identify why the lights do not work.

A question arose as to whether those are low voltage lighting and will determine if it is.

STREET RE-PAVING:

Supposed to start tomorrow.

OLD BUSINESS
 

METRONET FIBER OPTIC INTERNET:

Dexter sent an e-mail asking for a status update but has not received a reply.  He will follow up with a phone call.

ANNUAL MEETING:

Monday, March 11, 2024, at 7:00 PM at Cornerstone Church.  Jeanne has the letter drafted one, but one change is needed and will give it to Dexter to mail by Feb. 15th to insure everyone receives with 14-day notice.

All current Board Members agreed to serve as officers in their same capacity, unless someone new steps forward to fill one of the positions and gets elected as an officer.

We need to meet one week later, on March 18, to elect officers.

NEW BUSINESS

TUSCANY DIRECTORY:

Do we really need to publish a revised Directory.  We did not budget for it in 2024.

Discussion was held about converting to a digital directory with security so only current homeowners could access it. 

Tera agreed to contact her neighbor that does this for a living to find out options, Dexter will contact a couple HOA management companies to see how they handle this, and Jeanne will likewise explore with the Bloom & Grow Society webmaster to explore how best to do this.

Adjournment – Dexter moved we adjourn, Heather seconded it. All Board Members agreed. The meeting adjourned at 7:37 PM.

The Annual H.O.A. Meeting will be held on Monday, 03/11/24 at 7:00 PM, around the corner at Cornerstone Church at 1333 E Crown Point Rd, Ocoee, FL 34761
