Board Meeting Minutes from 6 February 2023

(On-Site Meeting at 1601 High Hampton Ct)

Board Member Attendees: Dexter Blois (Treasurer), Mike Pastor (Secretary), Heather Peery, Matt Gillis.

Board Members Absent: Tera Pauley, Jeanne Yazinski, Monica Lepp, Sandra {moved away}.

Resident Attendees: Susan Blois.

  1. The January Meeting Minutes of the H.O.A. Board were approved following a motion by Mike, seconded by Matt, and unanimously approved by the Board Members.
  1. The Annual Meeting location (Cornerstone Community Church at 1333 E Crown Point Rd, Ocoee FL 34761) has been reserved from on March 6th, from 6:00 PM to 9:00 PM.  Mike Pastor will re-confirm with Pastor Mike Yoakum.
  1. Treasurer’s Report
    1. Dexter e-mailed the January 2023 month-end treasurer’s report as of January 31, 2023, to all Board Members on 02/02/2023.
    2. Checking Account Balance was $35,469 (as of 01/31/23).
    3. Savings Account Balance was $43,532 (as of 01/31/23).
    4. As a follow-up regarding transferring some of the H.O.A.’s savings into a one-year C.D. with Fidelity to earn interest estimated to be $1,395 per year compared to $0.70 (70 cents) per month through our bank, Dexter presented Fidelity’s resolution form that allows the H.O.A. Board to authorize opening the account.  Mike reviewed the form, signed it and returned it to Dexter on 2/14/2023.
    5. Heather made a motion to accept the Treasurer’s Report, Mike seconded the motion and the Board Members unanimously approved it.
    6. As stated in the minutes last month (for the January Board Meeting) the Treasurer’s discussion ended without a motion to accept the December Treasurer’s Report, nor a second of the motion. It was not voted upon, then.  At tonight’s meeting, Heather made a motion to accept the December Treasurer’s Report, Matt seconded her motion, and it was unanimously approved by the Board Members.

Community Oversight Committee – Heather Peery

ARB (Architectural Review Board) Requests Received & Approved:

1621 Walkerton Ct – New Roof
1519 Cashiers Dr – Solar Panels

Current Violations:

  • No Violations.
  • A warning was given to a homeowner for slats missing from their fence. 

OLD BUSINESS
 

County Grant (Add Aeration to Retention Pond)

1. The county has requested our vendor provide the required insurance certificate, which Dexter has communicated.

  1. Tuscany streets – A few days after this meeting, a text message from Jeffery Cotton, with the City of Winter Garden, stated “We did inspect the streets and will be putting the subdivision in the budget for resurfacing next year. Until then we can schedule repairs and re-striping of the stop bars. We'll look at getting started with the painting within the next month.”

 NEW BUSINESS

The Next Homeowners Association meeting will be the ALL HOMEOWNERS ANNUAL MEETING on March 6, 2023, at 7:00 PM at Cornerstone Community Church at 1333 E Crown Point Rd, Ocoee FL 34761.

The next H.O.A. Board Meeting will be held 1 week later on March 13, 2023 at Dexter’s house at 1601 High Hampton Ct at 7:00 PM to elect officers for the Board from those Board Members elected at the Annual Meeting.

Adjournment – Mike moved we adjourn. All Board Members seconded and approved it.  Dexter adjourned the meeting at 7:35 PM.
