Tuscany HOA Monthly Board Meeting

April 8, 2019

Call to Order was made by Sandra Wilt at 6:40 p.m. The meeting was initially attended by board members Larry Ort, Monica Lepp, Mike Pastor, and Jeanne Yazinski. Andrew Horne joined the meeting at 7:10 and was briefed on previous discussions.

Also in attendance were residents Dexter and Sue Blois and Donna Horsley.

Call for approval of March meeting minutes: Former Board secretary, Kristen Gordon advised that March minutes would be forthcoming and the president advised that they will be distributed for review and posted ASAP.

Treasurer's Report - Jeanne Yazinski gave a treasurer's report which shows:

Current checking balance: $22,980.58

Current savings balance: $41,487.04

Dues owed by 2 residents: $1,743.39

She also reported that the property insurance premium has increased from $1,937 to $2,368. It was decided to seek new bids on the insurance for common area property. Also is was suggested to read policy carefully to ensure that pond lighting has been added to the new coverage.

After researching what other HOAs charge to complete estoppel paperwork for residents selling properties, it was suggested that we increase the charge from what is has been for decades. $100 to $150. This was put into motion form by Sandra Wilt and seconded by Jeanne Yazinski and carried unanimously.

Community Oversight Committee Report: Larry Ort reported that there are no new CC&R violations. One previous violation was remedied, and two remain in violation with discussions ongoing with residents regarding roof cleaning and/or replacement. One new ARB form for roof replacement was submitted and approved.

Report from Dexter Blois regarding securing quotes/information pertaining to the grant application from Orange County: Dexter has secured the required 3 bids in order for the board to complete the application which would award $5,000 for use in upgrading our community entrance. The bids for work ranged from $6,294 to $4,979. The lowest bid was also the most comprehensive in services offered so will be the boards choice if the grant is awarded. Timeframe for award is unknown.

Election of HOA board officers -- President, Sandra Wilt; Vice president, Andrew Horne; Treasurer, Jeanne Yazinski; and Secretary, Monica Lepp. Thankfully, Larry Ort has agreed to continue to chair the Community Oversight Committee.

Open Discussion: There were no other items brought forth for discussion except a reminder to board members to attend the annual block party this coming Saturday. April 13, 2019 in Hawkesbury Court.

The meeting was adjourned at 7:40 p.m.
