Tuscany HOA Monthly Board Meeting

Monday, August 6, 2018

Board Member Attendees: Sandra Wilt, Jeanne Yazinski, Kristen Gordon, Mike Pastor, Andrew Horne, Larry Ort

Meeting called to order at 6:35 PM by Sandra Wilt.

Minutes of last meeting (May & June HOA meetings, no meeting in July):  Distributed via emailed and approved.

Treasurer's Report by Jeanne Yazinski:

  • Checking Balance: $16,826.13
  • Savings Balance: $36,472.89
  • 2 Homeowners delinquent on HOA fees: $993.97
  • Increase in storage unit rental cost
  • Motion to accept the Treasurer Report by Mike Pastor and second by Andrew Horne; report accepted.

Community Oversight Committee Report by Larry Ort:

  • Violations: Three (3) 1st notice violations issued during walkthrough
  • ARB Requests:
    • 1621 Walkerton Ct: Replace sod (Approved)
  • July Lawn of the Month - 1616 Victoria Way (Betsy & Chris Eldridge)
  • Additional Items:
  • Front entrance light sensor: did trimming on trees/bushes around sensor which didn't help, so relocated sensor so lights didn't stay on all day
  • Replaced dead receptacle box out front
  • Horsley residence: irrigation leak report on front lawn; found meter valve broken and fixed (John from Living Waters)
  • New sidewalk installed and thought something was broken in process.  Search turned up that no sprinkler had ever been installed in spot so it was installed.
  • Fountain lights were out; found Lake Fountain & Aeration Inc. did lights originally, knows system and used to be on contract.  Will discuss with them to determine if we need contract. Maintenance Expense Other budget has funding if needed. Board approved giving Larry authority to make decision on fountain light repair up to $500.
  • Storage unit record keeping/filing to be discussed in more detail to organize better.
  • Other items for beautification by pond in fall will be discussed further at a future HOA board meeting (additional landscaping, possibly flagpole by bench).

Landscape Report by Sandra Wilt:

  • Palm tree trimming: Ivan who does landscaping has a guy who does palm tree trimming under his name and insurance, though the cost is $70 per tree (18 trees x $70 = $1,260). Will get additional quotes prior to making decision.

Old Business

  • Chapin Park pavilion is reserved for Sunday, November 11, 2018 from 12-6 PM.

New Business

  • None
