May Board Meeting 05-21-2015

Meeting was called to order 6:34 p.m. at the home of Sandra Wilt (1630 Victoria Way)

Board Member Attendees: Sandra Wilt, Rick Uhlman, Lori Jones, Mike Pastor, Donna Horsley

Board Member Absentees: Robert Walker

Resident Attendees: Jennifer Abreu, Jack Curall, Bernie Gontko, Troy Knight, Benny Locken, Ricky & Terry Oubre

Quorum

Minutes of 3-01-2015 meeting and 04-20-2015 meetings were handed out and approved with minor corrections.

Treasurer's report presented and approved

  • Checking account balance $13,229.47
  • Savings account balance $43,414.13
  • Expenditures included: Attorne's fee of $1540 + Entry Wall Repair Deposit of $3200

New Business:

  1. CC&R proposed amendments (Rental Prohibition, Home Business Clarification, Commercial Vehicles, Sheds) Extensive discussions held regarding concerns as expressed by each resident and board member. Shed visibility was a significant concern that was extensively discussed.
    1. Additional work will be conducted to reword and clarify the restrictions related to Commercial Vehicles, Sheds and Home Businesses.
    2. Enforcement Options will be explored further. Our attorney will be consulted regarding a recommended and acceptable Fine Schedule.
    3. An exclusion to permit law enforcement vehicles (ie., police patrol cars, etc.)
  2. CC&R vote to adopt amendments as proposed. Sandra moved that we adopt the Property Rental Prohibition. The board voted and approved unanimously.

Old Business:

  1. Front Entrance Wall - McDonald's Brick & Block Masonry, LLC to begin wall repairs 05/26/2015. Total cost of $8,500. With a 5 year guarantee. They have been in business for 12 years. They recommend tuckpointing every 5 years to reduce water intrusion related damage and deterioration.
  2. Landscape Report - No Updates.  Not Discussed
  3. CC&R Violations - No Updates. Not Discussed
  4. Past due homeowners notices would be incorporated into the CC&R Violations Notice letters.
  5. Surety or Fidelity Bond coverage/policy - No Update  Not Discussed.
  6. Checking account to require 2nd signature to greatly reduce risk of unauthorized expenditures - No Update  Not Discussed

Next Board Meeting  Thursday, June 18th at 6:30 PM at Kent & Donna Horsley's home (1679 Victoria Way).  All homeowners are welcome to attend.
